The project consists of a large number of villas in a gated community. The soil consists of a homogeneous layer of soft silty clay at water table level 3m below the natural ground level. These villas were high end luxury villas with their own garden and swimming pool. There was a lot of hardscape and boundary walls which were all to be supported on piles according to the geotechnical recommendation and this resulted in a huge number of piles which drove the cost out of budget.
After carefully assessing existing conditions, soil improvement was recommended. The site was vast with nothing around except a road on two sides so we recommended stone columns up to 50m from the roads and the rest of the site to be done by dynamic replacement. The cost savings were enormous and drove the cost well below budget.
